A Guide to Healthcare Renovations

Hospitals, outpatient centers and medical facilities rarely have the luxury of putting operations on hold for construction.

Patients still arrive for appointments. Clinical teams still need access to critical spaces. Building systems have to remain dependable. Infection-control requirements stay in place. Meanwhile, construction crews may be working just beyond a temporary barrier.

For healthcare owners, that makes renovation planning particularly important. The success of the project depends on how construction is planned around the people, systems and operations already inside the facility.

Start With the Environment, Not the Construction

Before construction begins in an occupied healthcare facility, the project team needs to understand what surrounds the work area.

Which departments will remain operational? Where will patients and staff travel? What utilities serve adjacent spaces? How will materials enter and debris leave? Which activities could introduce dust, noise, vibration or other disruptions?

The answers influence the construction plan from the beginning.

An Infection Control Risk Assessment (ICRA) helps establish precautions based on the type of construction activity and the patients or spaces that could be affected. Those requirements can directly influence how the construction site is established, accessed and maintained.

NuJak’s healthcare construction planning has included measures such as approved ICRA procedures before work begins, NFPA 241-rated hard barriers, negative-pressure containment, HEPA-filtered exhaust, anterooms, controlled debris removal and terminal cleaning procedures.

These aren’t details that can be added after construction starts. They affect logistics, sequencing and day-to-day activity throughout the project.

NuJak’s work at Lakeland Regional Health, for example, included construction under Group 3 and Group 4 ICRA requirements while daytime operations continued.

Patient Traffic and Construction Traffic Need Separate Plans

Moving people, equipment and materials through an occupied healthcare facility requires careful coordination.

A route that works for construction may interfere with patient circulation, staff workflows or access to active departments. Deliveries, debris removal and major material movements may therefore need controlled routes, specific staging areas or off-peak scheduling.

Planning those movements early allows the construction team and facility staff to identify where their paths could intersect and resolve those conflicts before crews mobilize.

NuJak has completed projects where healthcare operations continued alongside construction, including Tampa General Hospital’s Family Care Center, where existing clinical space remained operational during an expansion.

The facility still has a job to do while we do ours.

That reality should shape the construction plan from the beginning.

A Utility Shutdown Is an Operational Event

A planned shutdown of an electrical, plumbing, mechanical or other building system can affect spaces well beyond the immediate construction zone.

Inside a healthcare facility, that makes shutdown planning an operational event—not simply another line on the construction schedule.

NuJak’s healthcare planning process coordinates planned shutdowns with facility stakeholders in advance. For Moffitt Cancer Center work, for example, NuJak’s project planning calls for utility shutdown requests to be submitted at least 14 days before the anticipated shutdown.

That advance coordination provides time to identify affected systems and departments, communicate with the appropriate facility personnel, establish the sequence of work and prepare contingency measures before a critical system is touched.

The shutdown itself may be relatively short.

Planning for it begins much earlier.

Phasing Allows Construction and Healthcare Operations to Coexist

On many occupied healthcare renovations, the entire project area cannot be turned over to construction at once.

The work instead has to be sequenced around the facility.

Construction phasing can divide a renovation into controlled areas based on clinical operations, access requirements, infection-control considerations, shutdowns and the construction sequence. As one phase is completed and turned over, work can progress into another area according to the approved plan.

At Heart of Florida Regional Medical Center, NuJak completed renovations to the emergency room reception area, human resources department and an acoustical ceiling while hospital operations continued in the affected areas. The work was performed under Group 3 and Group 4 ICRA requirements.

At Lakeland Regional Health, NuJak completed a tenant build-out while daytime operations continued, also under Group 3 and Group 4 ICRA requirements.

At Tampa General Hospital’s Family Care Center, existing clinical space remained operational while NuJak expanded the facility.

These projects demonstrate why the phasing plan deserves attention long before construction begins. In an occupied healthcare environment, the sequence affects people outside the construction zone, too.

Preconstruction Is Where Many Disruptions Can Be Prevented

Some of the most consequential decisions on a healthcare renovation happen before construction begins.

NuJak’s preconstruction services can include site investigation, constructability reviews, cost modeling, schedule and sequencing analysis, design-assist input from trade partners and Target Value Design.

Those processes give the project team an opportunity to answer practical questions early:

  • Can the proposed sequence be built while the adjacent department remains operational?

  • Will a planned shutdown affect another part of the facility?
